On a small but prominent University District site, WSECU gives a community credit union a civic presence without losing pedestrian scale. More than a new branch, the building was conceived as a visible commitment to the neighborhood and a long-term investment in its future. Transparency, street-level retail, broad sidewalks, and public-facing amenities shaped the project from the ground up, giving the corner a sense of permanence and openness.

Brick, concrete, metal, glass, and wood connect the building to the existing masonry fabric of the neighborhood and the collegiate architecture of the nearby University of Washington campus. A six-story sculpted glass façade marks the northwest corner as a lit vertical lantern, while the rest of the building is held by deep-set windows arranged in a vertical running-bond rhythm. That pattern breaks down the office floor plates, gives the façade more texture, and keeps the building from reading as a flat commercial block.

Brick is the project’s primary material argument. Clinker brick, selected for its irregular shapes and color variation, is paired with two colors and textures of 12-inch Norman brick in a one-third running bond. The wall surface shifts with daylight, sometimes dark and recessive, sometimes warmer and more variegated, giving the building a grounded presence that changes as people move past it. Delivered on time and on budget despite excavation and schedule challenges tied to the neighboring zero-lot-line building, WSECU sets a thoughtful precedent for development in the University District: durable, specific, and built to meet the street.
