A residential tower in Hollywood can easily become a stack of amenities. Jardine takes a different approach, reimagining the Los Angeles apartment house as a vertical village shaped by courtyard living, indoor-outdoor flow, planting, shade, and the layered atmosphere of Southern California. Developed with Kilroy Realty, SkB’s work spanned finishes, lighting, layouts, programming and planning, brand art, signage, and wayfinding for a 20-story, 194-unit residential tower.
The planning gives each level a role. The ground floor brings together the arrival court, lobby, concierge, café, market, kitchen, leasing, mail, garden room, drawing room, patios, and theater/game room. Level two supports resident studio space, a social club, event space, theater, and fitness, while the rooftop shifts into a more open resident retreat with a pool, club room, outdoor bar, and party room. Rather than concentrate identity in one signature amenity, the project builds a sequence of everyday places that residents can use differently over time.
Arched openings, patterned tile, wood, plaster, planting, shaded patios, rounded forms, and graphic identity establish a shared language without making every space feel the same. The design intelligence sits in the choreography: coffee in the garden room, focus work in a quiet nook, a drink at the bar, a movie in the screening room, and a rooftop gathering above the city. Jardine turns density into a more varied residential experience, where the building’s value comes not only
from private units, but from the rituals and social spaces between them.
